Prices include 3 bedrooms, communal areas, cleaning and all taxes. The maximum capacity is 6 guests.
During low season, the house may be booked for an adjusted price depending on how many people are staying in and the requested time of year. These conditions are subject to availability and can be confirmed at casa.matriz.alcacer@gmail.com
During high season (July and August) minimum stay is 7 nights. During low season (September to June) minimum stay is 3 nights. In case a guest would like to stay a shorter period please send your request to casa.matriz.alcacer@gmail.com, and we will check if it is possible.
The swimming pool at CASA DA MATRIZ has no surveillance. Please be aware, that it is the guests’ responsibility to ensure the safety of anyone who doesn’t know how to swim, especially children.
Small pets are allowed inside and outside the house only after written agreement from CASA DA MATRIZ.
Smoking, is only permitted outside the house with exclusive use of an ashtray. Otherwise, there is a high possibility of causing a fire that guests will be held accountable.
The usage of the house is limited to the number of guests specified in the booking conditions, other people from outside are not allowed in the property unless authorised by CASA DA MATRIZ ahead of their visit.
Guests are responsible for ensuring everything is in the exact same condition as when they arrived.
Please be aware guests are subject to extra charges for any non-compliance of our terms and conditions presented above.
Any photo or video production for advertisement, propaganda or commercial purposes are strictly forbidden during the stay. Photoshoots and media matters must be discussed before booking.
Liability disclaimer: CASA DA MATRIZ and its owners, directors, management and employees shall not assume liability for any illness, injury or death to persons visiting the properties nor for any other incident of any nature involving any client(s) while they are on the property, nor while travelling to or from the properties. CASA DA MATRIZ cannot be held responsible for loss or damage to private property however it may be caused.

the refund of any of the percentages written above, can take from 5 to 25 days after the cancelation depending on the bank.
No refunds are given for ‘no show’, vouchers, flight cancellations, delays or departure from the houses early or by any mistake on the booking process. We reserve the right to modify, alter, or substitute all or any part of our services when reasonably necessary or advisable. Should this occur, we agree to provide the best alternative available.
Covid guests who planned to stay at CASA DA MATRIZ and were prevented from staying because of governmental restrictions due to Covid-19 may change their reservation for a later date without any modification fees (subject to availability and applicable rates and conditions) or request a credit voucher for the full amount of the original booking value for use at a future date (all at once or over several occasions), at CASA DA MATRIZ within 18 months of the voucher issue date. If, for the same governmental restrictions, CASA DA MATRIZ is closed at the date of your stay, or if CASA DA MATRIZ is not allowed to accommodate the guests based on official orders, you can cancel your reservation free of charge and receive a full refund.
